Not All Agents/Brokers are REALTORS ( really !)
Before you choose your real estate agent, ask him or her is he/she is a REALTOR member. In MA , Agent and Broker are degrees of Licensure, but a REALTOR is an Agent/Broker that is a member of the Nation Association of REALTORS. Check here to see if your agent is a REALTOR
How Qualified is your REALTOR ?
Once you determine if your agent is a REALTOR, check for Designations. In MA, it only takes 40 hours of education to sit for the licensing exam. Only REALTORS have access to Designations and Certifications that show their commitment to further extensive education in the industry.
How Much is your home worth?
There is much more to sliding a few bars on a website to determine value . Sadly some agents are willing to tell you what you want to hear when it comes to the value of your home. That’s right, just to get your listing. When it comes to the value of your home, I will tour it with you and then spend a significant period of time researching recent sales, in your area, that are in similar condition and size. I will present you with a comprehensive report, that not only make a price recommendation, but provides you with market statistics to support my recommendation. In the end , the choice is yours, but you will completely understand the consequences of over pricing and properly pricing your home.
Open Houses
Open Houses may sell houses , but usually not your house. It is my strong opinion that there are some very valid reasons NOT to conduct open houses. Don't get me wrong, there are some times that Open Houses are a good tool, but, give me 15 minutes and I’ll tell you what really happens at an open house. Then you can decide if open houses are a good tool for you.
Market Share
Not sure I've ever been asked what my market share is. I can tell you that it's not really an applicable criteria for choosing a REALTOR. What’s more important is , can you see this person representing you during the most difficult of negotiations ?
Does your REALTOR work full time?
This is important because if your REALTOR has a team of agents that support him/her then you will likely not experience the multiple reasons that some part time agents cannot provide full services, or services at your convenience , not theirs .
